The Formula

How HUD sets each county's limit

FHA limits are tied by law to the conforming loan limit set each year by the Federal Housing Finance Agency (FHFA). For 2026 the baseline conforming limit is $832,750, and FHA applies two formulas to it:

  • The floor is 65% of the conforming limit — $541,287 for 2026 — and applies to lower-cost counties (most of Florida).
  • The ceiling is 150% of the conforming limit — $1,249,125 — and applies to the most expensive metros nationwide.
  • In between, a county's limit is set at 115% of its area median home price, rounded to the nearest $50.
  • Limits are set metro-wide: the highest-priced county in a metro area sets the limit for the whole metro, which is why all of South Florida's tri-county area shares the $667,000 figure.
  • Multi-unit limits are fixed multiples of the 1-unit figure — roughly 1.28× for a duplex, 1.55× for a triplex, and 1.92× for a fourplex.

What if my home costs more than the FHA limit?

Remember the limit caps your loan amount, not the price. If your target home pushes past the county cap, you have options:

  • Put more down. A larger down payment shrinks the loan under the limit — e.g., in a $541,287-limit county, a $600,000 home with $60,000 down leaves a $540,000 loan that still fits FHA.
  • Go conventional. The 2026 conforming limit is $832,750 in most of Florida — far above the FHA floor — so a conforming loan may give you more room if your credit and down payment qualify.
  • Use a jumbo loan for amounts above the conforming limit.
